Standard Air Conditioning Service and Maintenance

air-con-maintenanceThe main two components of an Air conditioner are the evaporator and the condenser unit. The evaporator is connected to the ducting and the condenser is usually found either on top of the house or on the ground. Both of these units are sealed so a professional HVAC person should be the only one to do any sort of maintenance on them, other than normal cleaning. Companies like Air Conditioning Service Atlanta, offer seasonal maintenance packages that handle basic preventative care. Routinely inspect it in the spring and the fall, however, here are a few tips that you can do for yourself.

Make sure the unit is off. The evaporator should be cleaned yearly, but if it is sealed in a box, do not attempt to clean it yourself. If accessible, remove the tape from the plenum and unscrew the access plate. Clean the underside of the evaporator with a brush, and use a mirror to guide you along in the process. Try not to disturb the pipes.

Underneath the evaporator is a condensation tray and it gathers water from the evaporator. Wipe clean of any condensation and pour a small amount of bleach, no more than a teaspoon, into the tray. If it has been very humid or rainy, it is a good idea to check it for moisture often. Fungus can build up if not checked regularly.
Reinstall the plate, and put back the insulation. Turn the unit back on, and make sure there are no leaks. If there are, seal with duct tape.

Keep an eye on the condenser as it is prone to getting dirt, grass and leaves in the fan. Do not attempt to clean the fins, as they are made of aluminum and very fragile. A professional can do this very inexpensively and will clean them with a specially designed fin comb that fits in between the spaces of the fins.
Performing these simple tasks yourself is useful, but it is important to have a trusted and knowledgeable professional ultimately overseeing your unit.
